The Art of the Build

Why Process and Execution Matter in New England Multi-family Building

Delivering successful multi-family developments in New England requires far more than engineering precision—it demands genuine community collaboration. Navigating complex site constraints and local entitlement processes relies heavily on experienced engineering leadership to gather input from diverse constituencies, including municipal boards, community members, and environmental consultants. By synthesizing competing priorities into refined architectural designs, we turn community feedback into actionable solutions—balancing neighborhood context and local concerns with high-performance building standards.

A Collaborative Design Journey with O'Sullivan Architects

Every great building begins with a great design, and every great design is the result of a strong, collaborative process.

At our recent groundbreaking ceremony, we were honored to have the team from O'Sullivan Architects., including founder David O’Sullivan and project lead Donnie Garrity, join us. It was a moment to reflect on the immense work that goes into a project before the first shovel ever hits the dirt. The vision for Cedar Park One64 began with their creative expertise, and our partnership with them has been a crucial part of this project's journey.

In the world of real estate development, design is rarely a straight line. It involves balancing the needs of a developer, the requirements of public agencies, and the input from the community. A project's success often hinges on an architect's ability to not just draw plans, but to effectively manage and incorporate a diverse range of feedback.

Donnie, in particular, is a master at transforming criticism into creative solutions. He has the rare talent of being able to navigate diverse feedback and pinpoint the useful insights that refine a design, making the final outcome stronger and more innovative. This skill was a critical component of the design journey for Cedar Park One64, ensuring that a broad range of perspectives were thoughtfully considered and integrated into the final blueprint.

The final design for Cedar Park One64 is a testament to this collaborative spirit. It’s a building that is not only functional and beautiful but also a reflection of a shared vision.  It is a reflection of everyone who contributed their ideas and, most importantly, the architects who expertly translated them into a cohesive and beautiful plan.
