Beyond Eligibility
How Cedar Park One64 Embodies the Spirit of Chapter 40B
“This is the quintessential 40B. This is what it’s meant for. The proximity to the T, the site in and of itself, the addition to the SHI. This is why we do what we do in 40B.”
- Jessica Malcolm, MassHousing Senior Manager of Planning and Programs
At the groundbreaking ceremony for Cedar Park One64, we were honored to have Jessica Malcolm, Senior Manager of Planning and Programs from MassHousing in attendance. As she spoke, she highlighted our project as a "perfect example" of a Chapter 40B development—one that was easy to approve for eligibility and truly embodies the purpose of the law.
Chapter 40B is a powerful tool designed to encourage the creation of affordable housing in Massachusetts. While the law can be complex to navigate, our project serves as a strong illustration of its benefits when developers and agencies work together toward a common goal. This 80-unit, mixed-income development will provide 20 units of much-needed affordable housing, directly fulfilling the law's core mandate.
The ease with which MassHousing was able to approve our project's eligibility is a testament to our transparent and thoughtful approach to development. By designing a project that not only meets but exceeds the intent of the law—including our commitment to Passive House Certification—we were able to create a model for future developments. The MassHousing team helped us navigate the process efficiently and, most importantly, brought us closer to our goal of providing high-quality, sustainable housing for the community.
Cedar Park One64 stands as a testament to the fact that when developers, public agencies, and local officials align on a common goal, Chapter 40B can be a highly effective vehicle for producing significant and impactful affordable housing projects. We are grateful for MassHousing's support and look forward to continuing to build on this success.
